The Fall River District Registry of Deeds in Fall River, Massachusetts is a recording
office for real estate instruments affecting title to property located in Fall River,
Somerset, Swansea and Freetown. Real estate instruments recorded in the Registry
include: deeds, homesteads, liens, mortgages, takings, plans, and more... Recording
fees vary according to instrument type. During the past few years we have been able
to take advantage of new technologies in order to bring more services to the public
at lower costs. Recently, we have completed our hardware and software up-grade and
we are now nearing completion of a project that will digitize all of the documents
that are recorded at the Registry. At the present time our text based Grantor and
Grantee indices are available from 1983 to the present but we are continually entering
years to our database. Our web site allows a free search of our database of the
Grantor and Grantee indices. For a fee of $1.00 per page you have the ability to
print the document you need.
There is no charge to view a document before printing it. Although our web
indices do not go back before 1983 you still have the ability to print any document
as long as you know the book and page of the instrument.See also the list of useful

About Recording at the Registries of Deeds. |
The main purpose of recording is to protect prospective purchasers by providing
a means of establishing the status of title to property. Anyone dealing in real
property is deemed to know any fact that has been entered on the public record.
As a general rule the recording of a document gives legal priority to those instruments,
according to the sequence in which they are recorded. Unless an instrument is recorded,
a prospective purchaser, without actual notice of its existence, is protected against
it.
The Fall River Registry of Deeds is now in compliance with the requirements of Title
II of the Americans with Disabilities Act [ADA]. We have a new elevator that allows
everyone to access the Registry. We have modernized our bathroom facilities to make
them handicapped accessible. There is ample handicap parking in the Registry parking
lot. We are extremely pleased that we have been able to fund this project at the
Registry so everyone can access the information they need and everyone is able to
record on their own.
